Does Your Home Need Vapor Barriers in Its Crawl Spaces?

What Exactly Are Vapor Barriers?
Let’s start by defining what vapor barriers are – since most homeowners probably do not recognize them. In simplest terms, the vapor barrier covers the dirt surface of the crawl space – the floor, so to say. It stops moisture and vapors coming from the soil from entering your crawl space.

Why does this matter so much, you ask? The air that lingers inside your crawl space will eventually infiltrate your home. Many houses are built from relatively porous materials such as wood, concrete, and fiberglass insulation. Also, some of the air that the HVAC distributes around the house comes from the crawl space. Air circulation is important, but preventing unwanted moisture from getting inside your home is just as important. Damp air, even in winter, encourages mold growth in the places where you can’t easily find and remediate the spores. Your wooden floors also become more susceptible to water damage, and termites will be drawn to the weakened wood as well.
How Are They Installed?
Although most homeowners can install vapor barriers on their own, we recommend that you leave such a task to the professionals. Some convenient options will be offered at hardware and home improvement stores, but be sure to ask your custom home builder partner about what solutions they suggest when it comes to quick and easy installation. Either way, any debris or trash needs to be cleared away before you get started. The barriers will last anywhere from 5-10 years, and contractors are always happy to help install or replace them for you.
What About Unexpected Problems in the Crawl Space?
One last word of caution – be aware that you could encounter unexpected issues when dealing with the vapor barriers and crawl spaces alike. Water buildup calls for waterproofing measures; failing fiberglass insulation should be replaced with spray foam, and you might even need to place a dehumidifier to help prevent future problems before they form.
